      DIY GARAGE DOOR REPAIRS

       Many garage door repairs may be relatively simple, but some are definitely not advisable for all homeowners.  Here are some garage door repairs you can do yourself:

      ~ ~ ~ Dusty garages can contribute to dirt build-up on your garage door parts,

                  so clean tracks and all moving parts with household cleaner and dry cloth. 

      ~ ~ ~ Tighten all hardware, including hinges.

      ~ ~ ~ Check for dented tracks or broken rollers that can cause sticking.

      ~ ~ ~ Lubricate tracks, rollers, pulleys with wD-40, then silicone spray rollers.

      Garage door opener repairs is not beyond your ken, as long as you know how to plug things in and lubricate them.  Garage door openers are simple devices that rely on little more than a motor and a track to raise and open your door.  If you're having problems with the garage door, this is what you can check:

      • Garage Door Won't Open or Close
      • If your garage door won't open or close, the first thing to check is the electricity. Sure, your garage door is plugged in, but has there been an interruption of power somewhere along the line? A blown fuse or a tripped circuit breaker? You can test to see if your garage door opener has power by pressing the hardwired button that sets the machine into motion. If nothing happens, check the power.
      • If there is a good supply of power, something more serious might be wrong. Try unplugging the unit and plugging it back in. Look around for loose wiring. The worst case scenario is a blown out circuit board. If you suspect that this is the problem, call an electrician or buy a new garage door opener.
      • Garage Door Gets Stuck
      • If your garage door gets stuck midway between the open and closed positions, you probably have an obstruction that is keeping your garage door opener from working properly. Take a look at the track that raises and lowers your garage door. Is there a foreign body in the way? Remove it and try again. Hopefully, that does the trick. There might also be something jammed in the way of the door itself. If it's a bird's nest, try not to kill any of the baby birds when you move it.
      • If an obstruction is not to blame, you might have a few chains that need lubricating. It's a good idea to lubricate the moving parts of your garage door twice a year, anyway, so don't worry about getting a little greasy. Lubricate the chain and anything else that moves. Just remember to unplug your garage door opener first, unless  you want to lose a finger or two.
      • Garage Door Opens and Closes on Its Own
      • Some garage doors act like they are haunted, opening and closing on their own. There's a simple fix, in most cases. Check your garage door remote and get the button unstuck. If that doesn't work, talk to your neighbors. You may have the same garage door opener as a neighbor does.

Common applications include factories, schools, concessions, hospitals, cafeterias and retail settings. Labeled with either a 3-hour Class A rating for masonry fire walls, these doors are designed to expand upward in a fire, allowing the guides to be installed flush with the sill.

      The winter months are quickly approaching and the garage is about to become the freezer.  

      Garage Door Insulation

      In today’s economy people are looking at ways to save money and cut costs. One of the biggest costs homeowners face during the winter months is heating. It’s a delicate balance between keeping the thermostat high enough to be comfortable but low enough so you can still afford to pay the bills. Properly insulating your home goes a long way in reducing your energy bill and keeping your house warmer, but often the biggest cause of a cold home, the garage, is overlooked.

      An improperly insulated garage will become cold in the winter as temperatures drop. The cold garage siphons heat away from the adjacent rooms, causing those rooms to become colder and forcing your heating system to work harder and expend more energy. Don’t worry, you don’t need to rip apart your garage to fix this.

      Weather Stripping and Bottom Seal

      The first thing you want to do is check the weather stripping and bottom seal around the perimeter of the garage door. From the inside of your garage, run your hand along the perimeter of the garage door and feel for drafts. Is the weather stripping and bottom seal cracked, or aging? Is there even any weather stripping or stop molding in place?

      Replacing or adding good weather stripping and bottom seal is one of the biggest improvements you can make to your garage door to keep the cold out. Just like an insulated window, it doesn’t matter how good it is if you leave it open. Weather Stripping gets old and worn out and cracks, so it needs to be replaced to keep your door most efficient.  

      Buy A New Insulated Garage Door

      These suggestions will only go so far, especially if you have an older door. If you want to make the biggest impact on stopping the cold consider buying a new insulated garage door.       Troubleshooting Common Garage Door Problems

      Here are the most common problems, along with repairs for garage doors & openers.

      Garage door opener does not operate with either the remote or the wall switch: 

      The power source has probably been disrupted - check to see if it is plugged in.  Check your circuit breaker, fuses and power boxes. Also, check the batteries in your remote, keypad or wall button.  Perhaps it needs to be reprogrammed. 

      Garage door won't close all the way: 

      Check the limit switch - needs adjusting.  If not, see if the door is binding when raised or lowered and to see the the photo cells/electrical beams or they are aimed directly at one another, or has something blocking it. 

      Garage door reverses before hitting the floor:

      Check photo cells/electrical beam - may be blocked at floor level of the door.  Close force may need adjusting.  

      Garage door does not open completely:

      The limit switch may need to be removed away from the motor unit. Make sure the antenna on the motor unit is hanging down.  

      Broken springs or a broken motor:

      These are the most serious garage door repairs.  It is always recommended to replace springs in pairs, to ensure balanced operation.  A professional should repair a broken spring or motor.  

       Regular maintenance of your garage door system may help prevent some garage door repairs.

      We at Overhead Door Company of Northeast Arkansas are always trying to raise homeowner awareness of Garage Door Safety and keeping homeowners safe all year long.
      The garage door is often the largest entry point into the home, and it is important for consumers to keep garage doors and remotes in proper working condition.  A well-functioning garage door is something most of us take for granted. However, there are certain things to keep in mind when it comes to safety and security for you and your family.
      1. Make sure the garage door opener button is out of the reach of small children.  It should be mounted at least 5' from the floor. 
      2. Do not let children play with the garage door remote controls. It could accidentially fall on them or a pet. 
      3. Never place fingers between door sections.  Explain this to your children and consider buying the pinch-resistant doors. 
      4. Always consult the owner's manual and learn how to use the garage door's emergency release feature.  
      5. Visually inspect the garage door monthly.  Look at springs, cables, rolers and pulley's for signs of wear and tear.  These should only be fixed by a trained door technician. 
      6. Test the garage door opener's reversing mechanism monthly by placing a 2x4 under the door's path.  If the door does not reverse after contacting the wood, call a qualified garage door specialist. 
      7. While you are away or on vacation, unplug your garage door or use the wall vacation lock console security switch, which renders remotes unusable and is an optional accessory to most openers. 
      8. Never leave your garage door partially open.  When activated again, it may travel downwards and hit the person or object in its pathway.  
      9. If the opener does not have a rolling-code technology, be sure to change the manufacturer's standard access code on the opener and the remote or you need to consider investing in a newer model door with rolling-code technology which changes the access codes each time the opener is used. 
      10. Never leave your remote in your car when you valet.  A stolen remote is easy access to your home.  Always lock your remote in the console until you return to car.  It's a small inconvenience for safety and security.
